Federal Hill

Like many young families in Baltimore City, the owners of 1433 William Street in Federal Hill were at a crossroads: should they pack their bags and move to the wide-open spaces found outside the city limits, or continue to spread their roots, invest in their beloved neighborhood, and create a forever home that could grow with them? With our help, our clients were able to make the dream of staying in the city a reality.

At the top of our client’s list of needs were a new kitchen and mudroom with access to the parking pad on the ground floor, a new primary suite, and a third floor family room. Within the constraints of a tight urban lot, we were able to check all these boxes. Starting at the ground floor, a generous kitchen with an adjacent bar and powder room connects to the existing dining room for more formal meals, and at the rear of the home a small peninsula breakfast nook separates the kitchen from a small mudroom. A side entry provides access to the rear yard and parking.

On the second floor, a new primary suite cantilevers over the wood-clad kitchen below, maximizing the volume allowed by the zoning code. Hidden within the volume of the second floor is a roof terrace accessible from the third floor living space with views of downtown beyond the charming chaos of Federal Hill’s roof deck landscape. The third floor living space has become the core of the family’s daily life, both for quieter moments and entertaining.
